The total size of the property amounts in 542.100 m2 (52,4 ha). The property has two owners, one owns 17/18 parts of it while the other the remaining 1/18 part.
The property is situated in a sort of peninsula and has a complex shape. Its maximum length is approximately 1.4 km and its maximum width is 0,95 km. As you can see from the Google View photo the property extends from the Adriatic Sea in the west to the Narta Lagoon in the East and from the lagoon channel in the North to other private property (belonging to the same owners) in the South.
Please be aware that the same persons are also owners of two other lots bordering south to this one and if we add also these two other lots, the total size goes to approximately 1 000 000 m2 (100 ha).
Please note that the whole property is for sale but we believe that the owners would not agree to sell lots smaller than 100 000 m2 (10 ha).
To build in this area it is necessary to obtain permits from the National Council on Urban Planning which is a central state body in charge of issuing permits of this size. Usually on touristic areas the NCUP allows to construct only a certain percentage of the property which goes from 10-20 % of the total size. Please note that the percentage refers only two ground floors but in general the constructions should not exceed two floors exception made for the main buildings of a touristic complex which can be even higher than two stores. In any case there are specific rules on this as the NCUP decides on a case by case basis. Please note that we are aware of a study commissioned by the government for the area near Vlora which include also the area where these properties are (sort of master-plan). This means that the new urban plan of the area may allow constructing even in higher percentages which means that in that case we cannot guarantee the same price.
